Spruce Cone Park Condominium is registered with the Consumer Protection and Antitrust Bureau of the Department of Justice of the State of New Hampshire pursuant to the provisions of the New Hampshire Condominium Act, RSA 356-B, which establishes legal guidelines with respect to the formation and governance of a condominium.

The attached password protected documents were submitted as part of the application for registration. They contain information needed to understand what responsibilities within the condominium are assigned to a unit owner and should be read carefully by prospective buyers:

Declaration - Describes the number of units within the condominium and provides a general description of facilities and amenities. Provides a general description of any easements and restrictions on the units and common areas along with a legal description of the condominium property and site plans showing the location of the units.

Bylaws

Each condominium complex must have a Unit Owners Association with bylaws that establish the governing rules of the association and describe the rights and responsibilities of each unit owner, establish a Board of Directors and explain how decisions concerning the condominium will be made. General rules about living in the condominium are set forth, and any initial and recurring fees that the unit owner must pay to maintain the common areas are specified.

The Declaration and the Bylaws are part of the Public Offering Statement given to each original buyer of a unit at the time of purchase
