After more than 20 years of operating Spruce Cone Cabins and Campground, a highly regarded cabin, motel, and camping complex, resident owners Gary and Doris Bedell have converted the site to condominium ownership under the name of Spruce Cone Park Condominium.

The condominium occupies a total of 23.5 acres overlooking beautiful Lake Francis in Pittsburg, New Hampshire. As shown in the site layout diagrams it comprises 30 sites on 5.1 acres on the easterly side of US Route 3 and 60 sites on 18.4 acres on the westerly side of US Route 3.

As explained in the Declaration of Condominium, the condominium units consist of enclosed locker spaces located on the premises. The lockers are sequentially numbered in the order sold, continuing consecutively until all units are sold. Appurtenant to each locker space is a corresponding limited common area site for camping and recreational vehicle parking. This area is for exclusive use by the owner of the locker space. Each owner is deeded a right of way to Lake Francis for water sports enjoyment. Views from most camp sites of Lake Francis are magnificent!

In addition to the limited common area, each owner has an undivided interest in the common area that includes land (Lake Francis right of ways, roadways, walks, parking area, etc) plus service facilities/utilities. This interest conveys the right to participate in control and management of all the common area in accordance with the Bylaws of the Unit Owners Association. It carries with it also the responsibility of paying a periodic condo fee to offset the expense of operating and maintaining the common area.

At present all required service facilities/utilities are in place, and units are available for sale at individual prices depending upon exact size and location. The owner/developer of the condominium may provide some personal financial assistance under specific terms and conditions. Examples of the Promissory Note and Mortgage for this purpose are available upon request. However, the owner does not act as an intermediary in arranging mortgage loans from any bank or lending institution.
